Here’s how you can start investing in real estate by networking locally.
2021 is quite young, so you may still be devising plans for everything you want to accomplish this year (which we all hope will prove to be better than the last one). Perhaps you bought a home with the Titan Real Estate Team not too long ago, had a delightful buying experience, and are now wondering: “What’s next?” Thankfully, in the world of real estate, that’s always a smart question to be asking. Is it time for you to build wealth by investing in real estate? If so, where do you start?
You can start by getting in touch with your local real estate investment association (Cheyenne now has a great one! 😉). It’s a place where local real estate investors get together to talk about the deals that they’re currently working on, the different ways that they’re investing, and creative ideas for taking their real estate know-how to the next level. That’s a great way to network with other like-minded people and potentially source an avenue to invest in.
One such popular avenue is the “buy and hold” method, which is where you purchase a piece of property, rent it out, and collect that sweet rental income. There’s also “wholesaling,” which is where you get a piece of property under contract, get paid a little bit in the middle (aka the “wholesale fee”), then find the real estate investor who actually wants to buy that property and pass that contract onto them. Don’t forget about the “BRRRR strategy,” or, “buy, rent, renovate, refinance, and repeat.” If followed correctly, it’s a solid process for accruing more investment properties over time.
Of course, you could always “flip” properties, meaning you buy them well below market value, pump some cash into them to make them a tad prettier, then sell them for a juicy profit. Again, if done properly, it’s a repeatable and lucrative approach. There are also what are known as “creative financing” deals wherein you can buy a piece of property with little to no money down (we here at the Titan Real Estate Team would be happy to show you how to do that).
